Job | Housing Repairs and Maintenance Officer | Badenoch + Clark

A great opportunity has emerged for a Housing Repairs and Maintenance Officer to join an established Kent based Housing client for an initial period of 4 weeks before moving onto an FTC contract. This is a full time role (Monday to Friday) 35 hours a week.

You will be carry out inspections of internal and external communal areas of estates based in West or East Kent and ensuring that health and safety, maintenance and cleaning actions required within the job role are thoroughly implemented. You will be providing a responsive customer-focused quality estate service to tenants and residents in line with the Organisation's key corporate objectives, working in partnership with residents and residents' representatives.

You must have previous experience of the following:

*Ensuring a prompt customer focused response to estate service issues raised by residents.

*Programming resident door entry fobs.

*Checking windows in the communal areas to be able to be shut, and that glazing is intact.

*Inspecting communal areas for any damage, vandalism or graffiti and to ensure cleanliness is maintained to the required standards and report all repair issues to relevant contractors.

*Liaising with the Housing Officers to identify improvements to the estates.

*Ensuring that communal areas are free of combustible materials and obstructions, and that there are no electrical or trip & fall hazards present on the site.

*Checking and reading meters, adjusting time switches and providing any other similar services, as required.

*Visually inspecting all communal areas - including roofs, elevations, stairwells, garage sites etc. and record and report to the appropriate contractor with a record kept of the same.

*Carrying out any minor repairs such as adjusting of door closures, or refixing loose or missing items, as directed by the line manager within the scope of your capabilities.

*Inspecting refuse areas ensuring they are tidy, reporting bulk clearance or major cleaning requirements to the relevant contractor; to remove inflammable or combustible materials to a place of safety.

*Inspecting and ensuring that refuse bin wheels, lids and handles are in a safe and effective condition making adjustments where possible, and; where contractor repairs are required to report to the appropriate party.

*Assessing general cleanliness and condition of site and advising Housing Officers or relevant contractor of any performance issues.

*Liaising with block champions/ representatives, and where relevant to remedy any dangerous or minor issues and report other contractual matters to the appropriate party.

*Checking that car park gulleys, drains and traps are clear of refuse and report issues.

As the client is keen for the candidate to hit the ground running previous experience of carrying out a similar role within housing association or public sector client would be beneficial.
