Our client, a housing provider based in York, is looking for further support for their property services directorate in the form of a Repairs & Voids Manager on a permanent basis.

Job purpose

The main purpose of this role is to manage the delivery of an excellent quality and right first time responsive repairs service for YHA residents in line with agreed performance targets.
To manage the voids service, ensuring compliance with the lettable standard and planning and programming works to ensure minimal rent loss.

Core responsibilities

*Management of routine day-to-day repairs and voids, ensuring the overall performance of the in-house workforce and contractors meets a high quality value for money service in line with agreed policies, procedures and ensure compliance with statutory requirements.
*Carry out pre and post inspection of properties owned or managed by the organisation to ensure repairs completed to the required quality standard and value for money is achieved.
*Maintain up to date stock condition records of YHA property, recording recent works and adaptations to contribute to stock condition information, as well as ensuring accurate records on location of fire protection and other specialist equipment.
*Undertake regular inspections of works carried out by specialist contractors.
*Liaise with tenants and local authority partners to identify where property adaptations may be required. Make Grant applications where necessary.
*Hold regular effective contractor meetings to ensure contractors are kept updated on the quality requirements of the Association, producing and collating reports where required.
*To provide cover for the Maintenance Manager (Planned Works) during his/her absence as required.

Candidate Requirements
*Formal technical qualification in building construction or surveying i.e. HNC, HND or comparable experience
*Experience of managing performance of contractors, consultants and other agencies and staff
*Knowledge of the regulatory and statutory compliance regulations with being a social landlord
*Experience of working in a customer focussed service and of involving customers in decisions about service delivery
*Experience of procurement, contract and project management including preparing specification and tenders
*Experience of contracting under OJEU
*Ability to set and manage budgets and operate tight budgetary control in accordance with financial procedures
*Experience of working in a responsive repairs and voids environment #
