Badenoch & Clark are partnering exclusively with a local housing association to assist them in recruiting a Planned Works Manager on either a Fixed Term Contract or interim basis until April 2019.

This is an exciting opportunity to join this organisation as they go through a period of sustained growth and could lead to further interim or indeed permanent opportunities further down the line.

Job purpose

* The main purpose leading the manage for the delivery of the capital works improvement programme, the Independent Living Scheme (ILS) refurbishment programme and the development of the Homebuilder team with a turnover in excess of £25m.
* This includes responsibility for the management of all contracting functions including external sub-contractor relationships to deliver the improvement programme works.

Core duties & accountabilities

*Lead on the health safety and compliance of all associated sites;
*Develop the delivery programmes and workforce plans for the Improvement, ILS Improvement and Homebuilder teams;
*Have direct responsibility for preparation, management and control of devolved budgets including the daily management of all related assets ensuring effective implementation of procedures;
*Be fully accountable for the procurement of associated works and materials;
*Develop, implement, monitor and control agreed systems and procedures, to ensure that the service achieves its objectives and operates on a financially viable and competitive basis;
*Directly ensure that all teams under your control operating throughout WDH perform within agreed and established targets;
*Deliver agreed performance targets that contribute to team plans, and deliver quality outcomes within set budgets
*Ensure that the in-house Improvement, ILS and New Build programmes are delivered on-time, within cost, quality and performance targets whilst delivering the exceptional levels of customer service WDH is renowned for;
*Ensure that Health, Safety and Compliance legislation and best practices are adhered to across all sites and workstreams including undertaking regular site inspections and audits;
*Lead on the development of workload and resource plans for the future;
*Apply a wide range of knowledge in the practical use of business planning and budget preparation and monetary control;
*Be responsible for the production, implementation and control of effective and efficient manual and computerised record systems and procedures;
*Be responsible for managing work carried out by sub contractors in accordance with WDH policies and procedures with works being completed utilising good management practices;
*Be responsible for the development and preparation of any, schedule of rates, productivity and salary schemes, estimates, supervision and final accounts for all work carried out;

Candidate requirements

*Construction related qualification
*IOSH Managing Safely qualification
*Significant experience of managing and delivering contracts works with a multi-million pound budget, directly managing a multi-disciplinary trades workforce.
*Self- motivated, being able to respond effectively to working under pressure to meet all required deadlines.
*Must be an accomplished communicator, negotiator and motivator.
*Ability to organise and prioritise work.
*Effective organisational management and employee development practices and procedures.
*Experience of highly effective communication skills to people, managers, tenants and stakeholders.
*Experience of working within a customer and employee focused environment.
