Badenoch & Clark are currently recruiting for an Enforcement and Repairs Officer (Garages) on behalf of a well established local authority client for the next three months. This is a full time temporary opportunity with an immediate start based in London.

Our client focuses on supporting the community by developing and implementing effective measures to improve the housing sector.

Duties will include:
*Carry out regular garage inspections to identify any necessary repairs and any infringements of the non-residential tenancy agreements.
*To initiate relevant enforcement action
*Maintain details of the stock condition of all garages and organising repairs and/or major works as necessary
*Ensure swift responses to complaints and queries
*Work to realistic and agreed void targets and ensure that these are met
*Respond to queries both written and verbal, this includes queries from Council residents and the general public, also MP's and Members enquires and formal complaints
*Monitor and forecast repairs and major works budgets monthly, prepare annual budgets and budget forecasts and advise the Garages Manager on budgetary issues repairs and enforcement
*Contribute to the management of the Home Ownership and Tenant Management Initiatives Division reporting to the Garages Manager on all matters relating to enforcement and stock condition of garages, underground car parks, other parking schemes and barrow stores
*Plan and monitor the deployment of resources for all repairs and enforcement actions
*Maximise recharges for the rental of garages, underground car parks and other parking licence holder schemes as required, ensuring that the garages are in a good and lettable state of repair
*Ensure that all garages and other parking are in a condition to be let with minimum void periods
*Confirm that garages and parking areas are fit for purpose in order to maximise income from tenancies. To monitor and undertake any necessary repairs, including security measures
*To be responsible for drafting specifications, procuring repairs contractors and overseeing works as necessary.
*Have an input in drafting non-residential tenancy agreements to ensure that they are fit for purpose with regard to tenant's obligations and relevant enforcement action.
*Develop and maintain an asset register and stock condition survey, properly identifying all necessary repairs with budget estimates and timescales.
*To be responsible for regular inspections and investigations as necessary.
*To identify and open up disused garages and underground car parks making them ready for letting
